Terms of Use
The terms below govern your use of this website. They are separate from any lease, rental application, or written agreement you may sign with Grayridge Management LLC.
Effective date: May 11, 2026
These Terms of Use ("Terms") are a binding agreement between you and Grayridge Management LLC, a Missouri limited liability company ("Grayridge," "we," "us," or "our"), and govern your access to and use of www.grayridgemanagement.com and www.greyridgemanagement.com (together, the "Site"). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.
1. Eligibility
The Site is intended for users who are at least 18 years old and able to form a binding contract under Missouri law. By using the Site you represent that you meet these requirements.
2. Informational purpose; no offer of housing or securities
Information on the Site is provided for general informational purposes only. Photographs, descriptions, availability, and pricing of any property are subject to change without notice and do not constitute an offer to lease. A lease is created only by a written agreement signed by Grayridge and the resident.
Information about Grayridge's investor relations, capital partners, or operations is not an offer to sell, or a solicitation of an offer to buy, any security or investment interest. Any such offer would be made only through definitive offering documents to qualified investors in compliance with applicable federal and Missouri securities laws.
3. Equal Housing Opportunity
Grayridge is an Equal Housing Opportunity provider. We comply with the federal Fair Housing Act, the Missouri Human Rights Act (Chapter 213 RSMo), and applicable local ordinances. We do not discriminate on the basis of race, color, religion, national origin, ancestry, sex, disability, familial status, or any other class protected by applicable law.
4. Acceptable use
You agree not to:
- Use the Site in violation of any federal, Missouri, or local law or regulation.
- Submit false, misleading, or fraudulent information, including in any rental inquiry or application.
- Attempt to gain unauthorized access to the Site, any related systems, or any other user's information.
- Interfere with or disrupt the Site, including by introducing viruses, scraping content in a manner that burdens our systems, or circumventing security features.
- Use the Site to harass, threaten, or defame any person.
5. Intellectual property
The Site and its content — including text, graphics, photographs, logos, and the "Grayridge" and "Greyridge" name and marks — are owned by or licensed to Grayridge and are protected by United States copyright, trademark, and other laws. You may view and print pages for your personal, non-commercial use, but you may not copy, modify, distribute, publish, or sell any portion of the Site without our prior written consent.
6. User submissions
If you submit information through a contact form, application form, or email (a "Submission"), you represent that the Submission is accurate and that you have the right to provide it. You grant Grayridge a non-exclusive, royalty-free license to use the Submission for the purpose of responding to your inquiry, evaluating an application, administering a tenancy, or operating our business, consistent with our Privacy Policy.
7. Third-party links and services
The Site may link to third-party websites, including public housing authorities and payment processors. Grayridge does not control and is not responsible for the content, policies, or practices of those third parties. Your use of any third-party site or service is at your own risk and subject to that third party's terms.
8. Disclaimer of warranties
THE SITE AND ALL CONTENT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. TO THE FULLEST EXTENT PERMITTED BY MISSOURI LAW, GRAYRIDGE DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT INFORMATION ON THE SITE IS ACCURATE OR CURRENT.
9. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY MISSOURI LAW, GRAYRIDGE AND ITS MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS OR DATA, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. NOTHING IN THESE TERMS LIMITS LIABILITY THAT CANNOT BE LIMITED UNDER MISSOURI LAW, INCLUDING LIABILITY FOR FRAUD OR INTENTIONAL MISCONDUCT.
10. Indemnification
You agree to indemnify and hold harmless Grayridge and its members, managers, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Site, your Submissions, or your violation of these Terms or any applicable law.
11. Governing law and venue
These Terms and any dispute arising out of or related to the Site are governed by the laws of the State of Missouri, without regard to its conflict-of-laws principles. You agree that the exclusive venue for any action arising out of or related to these Terms or the Site will be the state or federal courts located in Missouri, and you consent to the personal jurisdiction of those courts. Disputes involving residential tenancies are governed by the Missouri statutes addressing landlord-tenant relationships, including Chapters 441 and 535 RSMo, and nothing in these Terms waives any right a resident has under those statutes.
12. Changes to the Site or Terms
We may modify or discontinue all or any part of the Site at any time without notice. We may also update these Terms from time to time; the "Effective date" above shows when they were last revised. Your continued use of the Site after changes are posted constitutes your acceptance of the updated Terms.
13. Severability and entire agreement
If any provision of these Terms is held unenforceable, the remaining provisions will remain in full force and effect. These Terms, together with our Privacy Policy, are the entire agreement between you and Grayridge regarding the Site.
